HOT WATER HEATER SAFETY & MAINTENANCE


Water Heater MaintenanceBook an appointmentIf your Water Heater leaks, repair or replace it right away. Leaks get worse over time and can cause serious damage! If you rent your water heater, phone your service provider. If you own your water heater, contact the store where you bought it.

If you're dealing with a leak right now, follow these steps:

1. If a leak starts, find the water supply valve and gas valve on your water heater. You will need to shut both valves off to limit water damage and stop gas flow to the burner.

a. The water supply valve is on the cold water pipe near the top of your tank. (In some cases it may be several feet away. You may also have to shut off the water supply to the whole house. The shut-off valve is usually in the same place as your water meter.)

b. The water valve handle resembles a tap or faucet. You may need to turn it several times to shut off the cold water supply to the tank.

c. The gas valve is usually on the gas pipe (black or copper) that extends vertically to the bottom of the water heater. Use a small wrench to give this valve a quarter turn.

2. If you have a power vent water heater with a fan at the top, be sure to unplug the fan's power cord.

Basic Safety Precautions

All water heaters require some basic safety precautions. Be sure to read the manufacturer's instructions for operating and maintenance procedures. And to reduce the risk of scalding and save energy, adjust your water heater temperature to 54°C (130°F).

How to Flush & Drain a Water Heater

Before draining and flushing your water heater, turn off the gas or electric power (depending on whether it is a gas or electric water heater) and let the water cool a little. Close the incoming water valve and attach a hose to the drain valve to run the water into a large bucket or to a drain or the outdoors.

Open the drain valve and open one hot water faucet somewhere in the house to let in air. When all water has drained from the water heater, turn the cold water valve on and off until the water from the drain runs clear. Then close the drain valve and the hot water faucet, open the cold water valve, and turn the water back on.

REMEMBER: Do not work on an electric water heater if there is standing water pooled on the floor near the appliance. This can be very dangerous and is a job for a professional plumber! Shut off the circuit to the water heater and call Plumbway.
